What's included

• Beds stripped and remade, and fresh towels set out, from your own linen stock
• Bathrooms cleaned and disinfected; toilet, shower, tub, sink, mirrors and fixtures — hair cleared from every surface and drain
• Kitchen reset: counters, sink, stovetop and appliance exteriors, inside the microwave, and fresh spills wiped from the oven — baked-on grease is a deep clean
• Refrigerator emptied of guest food and its shelves wiped down — a refrigerator left badly soiled is a deep clean
• Dishes cleared and washed or loaded
• Dust and wipe every surface, top to bottom, within reach
• Switches, handles and other high-touch points wiped
• Interior windows, sills and tracks, within reach; mirrors and glass throughout
• Cobwebs removed, within reach
• All floors vacuumed and mopped, including edges
• All trash and recycling removed, liners replaced
• Consumables replenished from your stock, and anything running low reported
• Rooms reset to your listing photos: furniture back in position, cushions and throws staged, remotes, manuals and welcome items where guests expect them
• Anything a guest leaves behind is set aside and reported to you — only food and obvious rubbish is thrown out
• A written condition note before we start: anything found loose, wobbling, cracked, chipped, brittle or already stained is recorded, and sent with your photo report — reported, not repaired
• Before-and-after photo report on every turn — the before set taken before anything is touched

Not included

• Carpet and upholstery extraction — vacuuming is included; hot-water extraction uses different equipment and needs drying time
• Clearance and disposal — we clean; we do not remove furniture or the contents of a property
• Deep-cleaning the inside of the oven or refrigerator — the turn wipes shelves and fresh spills; baked-on grease and heavy soiling are an add-on
• Exterior windows, and anything needing ladders or access equipment
• Post-construction dust — fine dust resettles for days and needs a staged method
• Mould remediation — surface mould on sealant and grout is treated; anything growing through a wall needs the cause fixed first
• Restoration — etched glass, worn enamel, dulled stone, scorched counters and grout that has lost its surface will not come back with any product
• Outdoor areas — patios, driveways, decking, garages, garden furniture and anything needing a pressure washer. A different trade, different equipment and a different way of going wrong.
• Repairs — anything found broken, loose or failing is photographed, noted and reported the same day. Fixing it is a different trade, and telling you today is worth more than cleaning around it.
• Waste beyond household volume — normal rubbish goes out with the trash. A party's worth does not fit in a turn, and pretending it does costs you the next check-in.
• Deep-clean work — behind and under appliances, descaling, mattresses, grout and seals — is a separate booking between stays, not part of a turn.
